CASE STUDY
23-27 O'Shannessey Street

Henry and Roman joined James Group in April 2019 with one of their first listings being an 484sqm retail space at 23-27 O’Shannessey Street in Papakura. This property had been vacant for 6 + months, with the majority of Real Estate agencies having it on their books with no success. Roman and Henry took on the challenge of this vacant property, detailing to the Vendor the upside of leasing the property first in order to secure the sale.

With this approach, James Group developed a marketing campaign which would focus both on their current database of suitable tenants as well as focusing on the age old saying, “The perfect tenant is the next door neighbour.” With roof top advertising, social media marketing, flyer drops to the local area, Property Press write ups and various other advertising platforms, James Group secured the ideal Tenant, whose expiring tenancy was less than a kilometre down the road.

With the new Tenant in place and the momentum from the extensive marketing campaign, Henry and Roman were quick to take 23-27 O’Shannessey Street off the market, selling it to a happy purchaser whom would secure this property as a passive investment, with the intention of owner occupying in the years to come.

Henry and Roman understood the challenge of listing this vacant property, yet combatted the challenge with the combination of old school real estate values with a fresh approach. Although Henry and Roman are new to the Real Estate industry, they pride themselves on showing performance to their Vendors.
