CASE STUDY
MOTAT 2017 – 6 & 10 Autumn Place, Penrose, Auckland

In Early 2017 the Museum of Transport and Technology (MOTAT) was in need of a new storage facility due to their existing warehousing suffering from leaks, asbestos contamination and a state of disrepair that would not allow for a long-term tenure. MOTAT’s brief was for a stand-alone building of approx. 6,000 – 8,000sqm with a mix of large warehouse, minimal office and secure yard space.

At the time, there were options in the South Auckland industrial suburbs of Wiri, Airport and Manukau however a key factor was ease of access to the MOTAT museum premises in Western Springs. With no buildings of the necessary size and within the Central suburbs available, Alistair and Ben were able to negotiate two separate leases with a single Landlord in Penrose for two buildings which together met their size requirements. Alistair & Ben were able to specifically structure a deal whereby the leases had different expiry dates and lease terms, have the properties upgraded and modified for MOTAT’s particular use and assist with due diligence and Auckland Council funding consent through comparable lease data and market information.

Intimate knowledge of local properties and being aware of the flexibility of local Landlords help Alistair & Ben to adopt a case-by-case and customer-by-customer approach to each transaction. In the tight central industrial leasing market, often we find that a cookie-cutter approach to Leasing and Sales does not yield effective results.

For Alistair & Ben, every transaction is different and an approach for each is designed specifically to make the process as stress free and efficient as possible.
